Separate entrance: Either a side door or rear entrance — never through the main living area. Requires a landing, stair configuration to grade, and proper weather protection.
Minimum ceiling height: 1.95 metres (approximately 6’5″) in all habitable rooms. This is the most common issue in older Edmonton homes with low basement ceilings — we assess this at the site visit and confirm before you commit.
Egress windows in every bedroom: City of Edmonton requires that all basement bedrooms have windows large enough to exit through in an emergency. Minimum 0.35 m² of openable area with minimum 380mm height and 450mm width. We include egress window installation in our suite scope.
Independent heating: The suite must have its own heating system, not share the main home’s forced air without proper controls. We coordinate with mechanical trades for this requirement.
Fire separation: Walls and ceilings between the suite and the main dwelling must be 1-hour fire-rated assemblies using 5/8″ Type X drywall. We build this correctly every time.
Full kitchen: Cabinets, countertop, sink, and appliance rough-ins.
Full bathroom: Shower or tub, vanity, toilet — built to the same standard as our bathroom renovation service.
Development permit and building permit: Required for all legal suites in Edmonton. We advise you through the process and build to the drawings approved by the City.
