We break every basement into six phases. You know what happens each week. No guessing.
Phase 1: Free in-home estimate and measure (1 hour)
We come to your home, measure every wall, check ceiling height, inspect for moisture or cracks, and note where your electrical panel, HVAC, and plumbing stacks are located. You get a written quote within 48 hours with line-item pricing.
Phase 2: Permits and planning (2 to 4 weeks)
We pull all required City of Edmonton permits. You do not need to visit the permit office. We also order materials — lumber, drywall, insulation, flooring, bathroom fixtures — so everything arrives when we start.
Phase 3: Framing and insulation (1 to 2 weeks)
Walls go up. Studs, top plates, bottom plates. Fire blocking where Edmonton code requires it. Bulkheads built around ductwork and beams. R24 insulation in exterior walls. R12 in ceilings between floors if you want soundproofing.

A: Two approaches. Basic: R12 insulation between the floor joists reduces normal conversation noise. Advanced: Resilient channels + double drywall + insulation blocks TV and music volume. We discuss both during the estimate.
Q: What is the difference between Level 3, Level 4, and Level 5 drywall finish?
A: Level 3 has one coat of mud over tape — seams are visible in raking light. Builder grade. Level 4 has two to three coats — standard for living spaces, no visible seams in normal light. Level 5 has a skim coat over the entire surface — museum quality, no shadows. We do Level 4 as standard. Upgrade to Level 5 for basements with large windows or pot lights that create raking light.
Q: Can I add a legal suite in my basement?
A: Yes, Edmonton allows secondary suites in all low-rise zones as of 2024. Requirements include a separate entrance, fire separation between units, dedicated electrical panel, and parking.
